Who We Are

Barone Galasso & Associates, Inc. (BGA) is a real estate development and management company established in 1986 by James V. Barone and Michael B. Galasso for the purpose of developing and managing mixed-used urban development consisting of affordable and market rate rental housing and residential hotels throughout California.
Utilizing extremely complicated financing structures necessary to provide affordable housing, the firm’s housing development division has developed over 2000 units of affordable and market rate housing during the past twenty years.
Structuring transactions to make affordable housing feasible is one of the most challenging tasks for Barone Galasso & Associates, Inc. The firm is experienced in forming partnerships with public agencies, such as city housing and redevelopment agencies, and private investors for the purpose of developing affordable and market rate rental housing.
These partnerships have invested over $70 million in development partnerships managed by Barone Galasso & Associates, Inc. and providing over 2000 units of affordable housing for low and moderate-income families and individuals

What We Do

In partnership with a non-profit corporation, Barone Galasso & Associates, Inc. was the first developer of a new single room occupancy hotel in San Diego utilizing the Federal low-income housing tax credit program. Over the past Thirty-Four years Barone Galasso & Associates, Inc. has established itself as a leader in the development and management of affordable housing and residential hotels. Its developments have won numerous awards for their design integrity and have been recognized by city and state officials as a model for community minded affordable housing. The firm’s asset management division is responsible for the management of the firm’s development projects and also provides asset management services on a contract basis for a wide variety of real estate clients. As the company moves forward during the next ten years it will continue to advance its goal of providing innovative affordable and market rate housing developments and impeccably managed properties. Success in the San Diego market has resulted in invitations from housing and redevelopment agencies outside the San Diego region. The company’s 129 room Pensione K SRO, the firm’s first development outside of San Diego, was developed in partnership with the Sacramento Housing and Redevelopment Agency utilizing Federal low-income housing tax credits and low interest loans from the SHRA.

Our Success Stories

Barone Galasso & Associates, Inc has developed a number of affordable housing projects in association with the non-profit Housing Opportunities, Inc.,including the Campina Court Apartments, an award winning multifamily development in La Mesa and Rancho Carrillo in Carlsbad. The historic Lincoln Hotel in San Diego’s Gaslamp District is an example of the firm’s commitment to public/private partnership sand historic renovation. At the invitation of the San Diego Filipino-American Humanitarian Foundation (SDFAHF), BGA is the managing general partner of a partnership formed with SDFAHF for the renovation of this historic hotel. The resulting 41 rooms provide needed affordable housing for Filipino and Asian immigrants. Barone Galasso & Associates, Inc has also partnered with Essex Property Trust in developing a 267 unit mixed use and market rate apartment complex in downtown San Diego. The firm’s La Pensione Little Italy also won the Downtown Improvement Award from the San Diego Downtown Partnership and an Honor Award from the AIA California Council for its contribution to architectural quality of the neighborhood.Other Projects developed by BGA have won a number of awards including: Directors Award for Housing Excellence from the California Department of Housing and Community Development for its Campina Court Apartments, Sacramento Pensione K SRO, and The La Pensione Hotel.
